General - We offer a range of accommodations for a memorable stay in Red River including cabins, homes, townhouses, both in town and out of town (Upper Valley, Bobcat Pass). The units are fully furnished except for facial tissue and paper towels.

Reservations - Check-in for all units is AT OUR OFFICE 310 E Main St. Check-in time is as early as 2:00 pm; check-out is no later than 10:00 am. Our normal office hours are 8 am to 5 pm seven days a week. Late arrivals should contact us prior to arrival for special instructions. Summer & winter we have a 2-night minimum stay; Christmas Holiday (HOL), a 5-night minimum applies; for all other holidays, 3-night minimum.

Rates - S = Summer rate per night (April 1 to Thanksgiving); W = Winter rate (Thanksgiving to March 31; Hol = Christmas holidays only (Dec. 18 thru' Jan.1). Unless otherwise indicated, summer & winter rates cover the first 4 adults  )- for each additional adult, add $10 per night. The first 4 children (12 yrs & under) stay free; for each additional, add $5. Holiday rate covers up to maximum occupancy. Prices are effective as of January 1, 2002. (Exception- Ski View rates are based on 2 adults, children 12 and understay free. Each additional adult $15.00 per night)

Deposits - To secure a reservation, we require a 2-night deposit within 7 days of booking, This may be done via MasterCard, Visa or personal check; the balance is due upon arrival. For Christmas reservations, half the total is due within 7 days; the balance is due by Nov. 1 (for reservations made after Nov.1, the full amount is due within 7 days). Security Deposit of $200.00 required upon arrival. This can be in the form of a credit card or a check. This will be returned to you once the unit has been checked after you leave.

Discounts - We offer a 10% discount for stays 7 nights or longer; we also offer a 5% discount for senior citizens (only one discount per reservation). NO discounts for Christmas Holidays or the month of March.

Refunds - With 21 day notice (or longer), 80% of your deposit can be returned. Less notice, deposit is forfeited. There are no refunds for Christmas or Spring Break (however, if we are able to re-rent unit we will refund 80% of deposit.) There are no exceptions to our refund policy.

SORRY...ABSOLUTELY NO PETS ALLOWED
(If you have a pet with you when you arrive, you will not be allowed to stay in our units. If we find that you brought a pet without telling us, there will be a $100.00 fine plus cleaning charges.)
